The application takes about ten minutes. You'll need a photo ID, proof of income for the last two months, and a number for your current landlord.
Leasing & applying
How do I apply?
All applications are submitted online. Use "Apply now" in the header, or open the plan you want and click apply from there.
What is the application fee, and is it refundable?
Application fees are $20.00 per person age 19 and older who will occupy the apartment. You can pay online at no extra cost with a checking account and routing number, or by credit card (a small fee applies). All application fees are nonrefundable.
What do I need to apply?
Photo ID, proof of income for the last two months, and a phone number for your current landlord.
Do I have to pass a credit check?
Yes. We typically look for a 580 credit score, but we evaluate each application in its entirety — with mitigating factors like higher income, a co-signer, or other relevant information, we may accept a lower score.
Do I have to pass a background check?
Yes. We value the safety of all of our tenants, so background checks are required for every tenant.
What is the security deposit?
Deposits range up to one month's rent, based on credit, background, rental and employment history screening. Typically the deposit is equal to one month's rent.
How long are the leases?
Twelve months standard. Six-month terms are sometimes possible at a slightly higher rate — just ask.
Do you accept FHA or Section 8?
At this time we do not accept FHA or Section 8. We apologize for the inconvenience.
Do you offer furnished apartments?
We do have some furnished apartments available. Contact the office for more information.
Rent & payments
When is my rent due?
Rent is always due on the first day of the month and is late on the 5th.
Do you charge late fees?
Yes. On the 6th day we charge $50, then an additional $10 for each day rent remains late, up to a maximum of $100 per month.
What forms of payment do you accept?
Rent can be paid in person by cash or credit card, or online through the tenant portal. Checks are not accepted for first month's rent or security deposits, and check privileges may be revoked after a returned check.
What's included in the rent?
Rent covers your home and the grounds — lawn care and exterior upkeep. Water, sewer and trash are billed separately, and electricity and internet are set up in your own name.
How do I turn on my utilities?
Contact the Florence Utilities Department at (256) 760-6512 if you are renting in Lauderdale County or inside the City of Florence.
Do you have cable and internet service?
Yes — AT&T Fiber is the preferred provider for the community.
Living here
Are pets allowed?
Yes — up to two pets per home, 30 pounds each, with a $600 pet fee per pet. Call the office if you have a question about your dog or cat before you apply.
Is parking assigned?
If your home has a carport or garage, that space is assigned to your unit. Beyond that, parking is first come, first served — every building was built with ample parking, so it has never been an issue.
Will I have my own trash bin, or is there a shared dumpster?
Apartment buildings share dumpsters we provide. If you rent one of our houses, the utility department provides your own individual bin.
Someone may stay with me for a while — is that allowed?
Yes. For a temporary guest, let the office know so we can accommodate parking. Anyone moving in permanently, or staying longer than 14 days, needs to submit an application to be added to your lease.
How fast is maintenance?
File a work order online or call the office. Emergencies get someone out the same day, including weekends; everything else is usually next business day.
I'm locked out of my apartment — what do I do?
During business hours, come to the office and we will let you back in. After hours, call a local locksmith and bring copies of any new keys to the office. Maintenance is not authorized to respond to lockouts.
I've lost my apartment or mailbox keys — what do I do?
New keys can be made during business hours for a small deposit or fee. All mail keys are replaced at the office.
Moving on
What happens when I want to end my tenancy?
A 30-day written notice must be given at the end of a calendar month, a full month before the termination or move-out date — mid-month notices are not accepted. Once we have your notice, we will coordinate move-out inspections around your date.
I received military deployment or reassignment orders — can I break the lease?
Yes. Service members can break a lease without penalty in certain circumstances under the Servicemembers Civil Relief Act. Contact the property manager as soon as possible, and provide written notice with a copy of your orders.
How can I refer a friend?
Let the office know. We may offer resident referral programs through the year, and we would love for your friends and family to join the community.
